Delray Beach Real Estate: A Practical Guide for Agents

Delray Beach has a small-town feel and a big draw. Atlantic Avenue runs from I-95 to the ocean through one of the most walkable downtowns in South Florida, with restaurants, galleries and shops along the way. West of the interstate the market changes: large 55+ communities, golf neighborhoods, family subdivisions and newer homes out toward the Agricultural Reserve.
This guide is for agents who work — or want to work — Delray Beach. It covers how the area is laid out, the main property types, the due diligence that matters most and what to look for in a brokerage. Our headquarters in Deerfield Beach is a short drive south.
How Delray Beach Is Laid Out
Delray Beach sits in southern Palm Beach County between Boca Raton to the south and Boynton Beach to the north. The towns of Gulf Stream and Highland Beach are on the barrier island nearby. I-95, Florida’s Turnpike and US-1 run through the area, and Delray Beach has a Tri-Rail station, which matters to buyers who commute to Fort Lauderdale, Boca Raton or West Palm Beach.
As in Boca Raton, much of “west Delray” is outside the city limits. Many communities with a Delray Beach mailing address are in unincorporated Palm Beach County, which affects permits, code rules and some services. Check the jurisdiction before you describe a property.
Neighborhoods and Property Types
Downtown and Atlantic Avenue
Downtown Delray, including the Pineapple Grove Arts District and the blocks around Old School Square, has condos, townhomes and a growing number of mixed-use buildings. Buyers here want walkability and often ask about parking, noise, short-term rental rules and association fees. Many are relocating or buying a second home.
The beach and the Intracoastal
East of the Intracoastal you will find oceanfront condominiums, beach cottages and luxury homes. Waterfront neighborhoods such as Tropic Isle offer canal homes with Intracoastal access. Boat owners care about dock size, bridge clearances and seawall condition, and condo buyers ask about the building’s inspection and reserve status.
Lake Ida and the in-town neighborhoods
Neighborhoods such as Lake Ida, Seagate and the areas around downtown mix older Florida homes, renovations and new construction. Buyers often want to be close to Atlantic Avenue without living on it, and renovation and permit history can matter as much as list price.
West Delray: 55+, golf and new construction
West of I-95, Delray Beach is known for large age-restricted communities such as Kings Point, along with golf and country club neighborhoods and family subdivisions. Further west, the Agricultural Reserve has newer gated communities, many age-restricted. Our new construction guide explains how to represent buyers with builders.
Due Diligence That Matters Here
- Jurisdiction. Confirm whether the property is inside the City of Delray Beach or in unincorporated Palm Beach County.
- Condo safety documents. Florida requires milestone structural inspections and structural integrity reserve studies for many condo buildings three stories or taller. Our milestone inspection and SIRS guide explains what to request.
- Association approvals. Many condos, 55+ communities and HOAs require buyer or tenant approval. Build the approval timeline into the contract dates.
- Rental rules. Investors should check local and association rules on short-term and seasonal rentals before they make an offer. Leases (residential or commercial) are paid at an 80/20 split with no transaction fee.
- Flood zones and flood history. Coastal and canal-front properties may be in a special flood hazard area. Florida sellers of residential property must give buyers a flood disclosure at or before signing the contract (s. 689.302, F.S.).
- Insurance quotes early. Encourage buyers to get insurance quotes during the inspection period, not after.
